Introduction

W14 covers the area of West Kensington and Holland Park. It neighbours on Shepherd’s Bush in the North, Hammersmith in the West, Fulham in the South and Kensington in the East.

It is one of the older postcodes in London when it comes to demographics. Only about 30% of the local residents are below 30 years of age. Around 75% of residents class themselves as associate professionals, professionals, managers or directors.

The individual and household incomes in this area are considerably above the London average. There are many famous W14 residents both past and present. David Beckham, Robbie Williams and Michael Winner to name a few.

The locals here have access to Holland Park in the North-Eastern corner of W14 but other than that there are only a few smaller parks to be found in this area. Brook Green, Normand Park and the Queen’s Club are some examples.

W14 is located very close to the centre of London. With that said, it is a surprisingly quiet and calm area considering it’s location. It is very well connected via public transport. The Overground and Rail services are accessible from Kensington Station, District and Piccadilly Lines from West Kensington and Baron’s Court stations or the Central line from Shepherd’s Bush.

Thanks to it’s location and transport links many business people that travel internationally tend to be attracted to W14.

West Kensington

In the southern part of W14 towards the West Kensington station we find two types of properties. Either large apartment buildings or terraced homes that are often split into multiple flats.

These are still easy to access and the percentage of successful deliveries is very high in this area. Some local authority buildings and estates can be found here and they are excluded from our system same as all of the local businesses.

Kensington Olympia covers the western part of W14 and overall consists of smaller houses which provide for excellent deliverability.

Sinclair Road and Holland Villas Road

Sinclair Road and Holland Villas Road are good examples of the character of W14.

Holland Villas Road runs north to south from Holland Park Avenue to Addison Crescent. Most of the households here will be located in large detached houses built in the middle of the 19th century.

Sinclair Road runs in the same direction just a small step south-west from Holland Villas Road. The households here are almost exclusively in Victorian terraced houses that are mostly broken down into multiple flats.

Holland Park

The northern corner of W14 neighbours on Holland Park and covers an area of the same name. Here we can find a wide variety of properties.

Fully detached large houses, terraced homes and some former coach houses. Most of these are easily deliverable.

There are also occasional pockets of larger apartment buildings that are challenging to access.
